A deal engine that reads the market daily and prices the flip

A tool for house flippers that reads the market daily and answers: which houses to buy, at what price, at what profit.

The brief, verbatim

In the house flipping business, is there a way to create a tool that will look at all the houses for sale under a certain set of criteria (square footage, price per square foot, age of the house, things of that sort)? It should also take into consideration the rehab cost and the cost of capital and produce two things: 1. Which houses are worth buying, and at what price are they worth buying? 2. What would be the go/no-go as far as profitability is concerned for houses that fit into that criteria. Have the system dynamically look at houses for sale in the market in a particular geography continuously and serve up, on a daily basis, here are the houses that you should buy and at what price to make a certain profit.

What the room did

A working web app that screens listings against rehab cost and cost of capital, prices each deal to a go or no-go, and serves up the day’s buys. It runs as a server, so the card face is the real app at work, moving, and the screens in the viewer are photographed from the same running app. The eleven-page Operator’s Field Guide explains how the engine thinks, dial by dial.
