How to read this

This is a studio conceptual estimate, September 2026, for the North Texas / Wise County custom market. It is not a bid. It is the honest budget band an architect hands you before a builder prices the job. The binding number is a builder's bid off stamped plans. Figures are in US dollars and exclude land, financing, furnishings, dock, landscape beyond grading, and any pool. A house of this kind is priced as a range because quantities come from drawings rather than final specifications, no subcontractor has yet bid the work, and a hillside site holds unknowns that only a soils drilling will settle.

The market rates behind this model were read this month on each publisher's own page; the way those rates were applied to this specific hillside house is estimator judgment, carried as low-to-high ranges throughout. Move any lever to see how the total responds; the defaults reproduce the delivered estimate exactly.
