I'm a listing agent and this house is my problem: a 1978 ranch, solid bones, eight months on the market and every buyer walks in and sees 1978 — the paneling, the carpet, the harvest-gold kitchen. Photos attached, including the sad exterior. The sellers can't afford a renovation and I can't keep hosting empty open houses. I want the visualization package that sells what it COULD be: each photographed room re-imagined honestly within a realistic 60,000-dollar renovation — not fantasy, buyers' contractors will check — as before-and-after pairs I can print big at the open house and hand out, plus the one-page 'what this house wants to be' story. If buyers can see past the shag, this house sells in a month.
