Enterprise paper that reads real, with the traps buried

I need a props kit for a negotiation workshop I'm running, all of it completely fictional, invented from scratch, no real companies anywhere. Three sets: (1) A 38-page master services agreement from a big fictional enterprise buyer called Meridian Health Systems to a fictional eleven-person software vendor called Brightbeam Software, written the way real enterprise paper actually reads, and one-sided in the buyer's favor in realistic ways: indemnification, IP ownership, net-90 payment, liability, non-solicitation, termination for convenience. I need it as a clean PDF and as an editable document. (2) A four-page diligence request list the way an investor's counsel would send it to a seed-stage software startup right after a term sheet is signed: formation, cap table, IP, contracts, employment, the works. (3) Six short vendor contracts, five to eight pages each, for a fictional nineteen-unit rental portfolio: landscaping, elevator maintenance, insurance, cleaning, security, snow removal. Each should be on its own letterhead in its own style so they read like paper from six different companies, and at least two should have auto-renewal clauses tucked where nobody reads. These are props for practice, so they need to look and read exactly like the real thing.
