I manage nineteen rental units and I just realized I am running the whole thing on contracts I have not read since I signed them: six vendor agreements attached (landscaping, elevator, insurance, cleaning, security, snow). Abstract every one onto a single card the way a paralegal would: parties, term, renewal date, notice window to cancel, price escalators, what happens if I am late, what happens if they are late. Then the calendar of every date that can cost me money, and a tracker where I see the whole portfolio at a glance. Two of these auto-renew and I do not even know when.
