Take the attached spreadsheet and create a deliverable that I can share with investors that explains all the financials behind the deal. We also want an option for styles of homes that we can build at a high luxury finish out. Build the ideal house based on that model, so it's going to be an investor pack: they get the pro forma, they look at the house, and they can walk the house so they get the whole thing. Make them excited to actually want to invest.
The style of the house we're looking for is mountain modern, 7,500 sq. ft. Lots of glass and stone. It will be set among trees on a 1-acre lot. Interior stone as well: bring the outside stone into the inside. It'll sell for over $8 million, but we need to build it for the spreadsheet cost. Location: West Lake, Texas.
