A bluff-top house over the Pacific, designed to hand an architect

I own a bluff-top plot on the Santa Barbara coast, looking straight out over the Pacific, and I am going to build the house of my life on it. Budget is $30 to $40 million. I want you to design it, completely, and give me a package I can hand to an architect so he can draw a real plan against it and get it validated.

The house: modern, warm, and Mediterranean in spirit, not pastiche. Roughly 12,000 square feet. Sited on the edge, so the ocean is the whole point from the moment you arrive. Every space should know the water is there. Stone, plaster, warm wood, glass that disappears. An infinity pool that reads as a continuation of the sea. Serene, confident, exquisite, the kind of house that ends up on a magazine cover. Beyond that you have full creative freedom on the architecture, the light, the flow, the soul of the place.

Design it like architects, not decorators. This is the part that matters: an architect has to be able to work from this. Give me the whole nine yards:

• Site strategy: how the house sits on the bluff, the approach and arrival sequence, orientation to sun and view and prevailing wind, how it engages the cliff edge safely, the landscape and the pool terrace.
• Floor plans, to scale, every level. Rooms labeled, dimensions given, circulation legible. Show me how a person moves through the house.
• Sections and elevations, so the massing, the roof, the ceiling heights, and how it steps down the site all read clearly.
• The program: primary suite, guest suites, kitchen and dining, the great room, the office, the spa and wellness, the garage, staff and service, the outdoor rooms. Tell me the square footage and why each space is where it is.
• Materials and finishes, specified: the stone, the plaster, the woods, the metals, the glazing. Real materials with real names, the palette inside and out.
• The constraints, addressed honestly. Coastal bluff setback, geotechnical stability at the edge, seismic, wildfire hardening, and California coastal permitting realities. You are not the engineer of record and this is not a permit set, but a serious concept package acknowledges what will govern the design. Flag what needs a real geotechnical and structural engineer to confirm, rather than asserting it.

The imagery has to be extraordinary, and it carries the package. Photorealistic architectural renderings:

• The hero exterior at golden hour, the house on its bluff above the Pacific
• The pool and the terrace, water meeting water
• The arrival, coming down the drive
• Interiors full of light: the great room, the kitchen, the primary suite, the spa
• The house at dusk, glowing
• Detail studies: material close-ups, the stair, a threshold, the way stone meets glass

Cohesive across every image, one architectural vision, magazine-cover grade.

Deliver it as a proper architectural concept dossier: the vision and the site, the plans and sections and elevations, the program, the materials, the renders, laid out with the restraint of a serious architecture monograph.

The standard: I hand this to an architect and he says yes, I can draw from this, and then asks who did it.
